Program & Analysis
We start each project by meeting with the client, listening carefully to their needs and desires for their home. We ask a lot of questions and utilize the information we gather to create a “program” which details the design goals. We thoroughly analyze the site, as well as local zoning, code and property requirements. We look at the view and sun angles, and begin to consider the best design solution.

Schematic Design
Once we begin putting “pencil to paper,” we typically look at multiple plan and elevation concepts to examine different design directions and plot a course for further design refinement. These initial drawings are based on the client-approved program. We carefully consider this program, along with the budget and zoning requirements, to make sure all are working together in harmony.

Design Development
This phase of the design concentrates on the refinement of the client-approved schematic design and looks at the specific areas of detail for further development. Each portion of the design is thoroughly considered, from facade detailing to the introduction of interior materials and textures. We begin to develop whole building sections and interior elevations, as well as update square footage and preliminary budget assumptions. Additional drawings that can be commissioned at this stage include 3D perspectives and computer modeling of the home.
Our Process:
Construction Documents
During the construction document phase, detailed drawings are created that will be used by the General Contractor to apply for the building permit and to construct the home. This phase of the project also includes the coordination of the Structural, Mechanical, Electrical Engineers, and Landscape Architects as needed. Detailed Specifications are written that describe specific quality standards, itemize products to be used, and list all contractor bidding requirements.

Our Process:
Bidding & Construction
We work with the client to review all bid pricing and refine the numbers with the General Contractor to make sure the project budget and Contractor bids are in line with one another. We also help review the construction contract for the client so the work can begin. While the house is under construction, we act on the owner’s behalf to verify that the project is being constructed as intended and meets industry standards and our high expectations. We have frequent site visits to review the project’s progress, rectify any concerns, and review the Contractor’s application for payment on the Client’s behalf. Once completion of the project is near, we work with the Contractor to create a “punch-list” of items that need to be completed prior to the move-in date.
